tivat hotel and beach resort

In the town of Tivat, Montenegro, along the Adriatic Coast, this masterplan for a residential compound and resort captures the essence of a traditional village within a natural bay, framing panoramic views of the Buela Coast, Karc City, and Mirac Mountain. The architecture draws from local vernacular while respecting the site's natural topography.

The project divides into three distinct zones, each offering varying degrees of vegetation, privacy, and seclusion. The first zone features low-rise hotel buildings arranged around a central piazza, oriented to offer captivating bay views. The piazza's mineral ground floor serves as a connecting hub for all amenities.

The second zone comprises dispersed villas of varying sizes creating a village-like community. Following natural topography, these villas preserve Montenegro's traditional architectural identity through careful massing, local stone construction, and red-tile roofs.

The third zone offers bungalows and small apartments deeply embedded within coastal topography, disappearing into hillside and shaded by trees, providing unbroken connection to the sea while remaining virtually invisible.

A 1,200-meter floating deck and shaded promenade links zones together, providing restaurants, retail, and an exclusive yacht club around the natural marina.
